Logical Move - Vulcan Wharf And Holloway Prison Set To Stun

London Square Partners and the housing association Peabody have announced stunning new housing plans - the redevelopment of Holloway prison will deliver over 1,000 new homes while the Vulcan Wharf site will create 457 apartments.

The development of the site of the old women's prison in north London will see a whopping 14 multi-storey buildings - one which will be a 'women's building' - built around a central square. A large number of the properties available will be 'family sized'.

The Vulcan Warf scheme in east London will create a new neighbourhood close to the Queen Elizabeth Olympic Park with 50 per cent of the homes being family sized apartments.

The design of the mixed use development by Assael Architecture will reflect the Wharf’s industrial heritage, with distinctive brick facades and metal detailing at top floor level.

The scheme will also incorporate nearly 100,000sq.ft of commercial space. The 3.4 acre former soap and oil works site is located where the Bow Back Rivers and River Lea meet, close to Pudding Mill Lane DLR station in Stratford. A new public space, where the two rivers join, will open up the stretch of water to the public for the first time and will be part of a series of linked green spaces, with new cycle routes.

The site, which was given planning consent at the end of last year by the London Legacy Development Corporation, will play a strategic role in the wider regeneration plans for the Pudding Mill area. Work will start in August this year.

Royal Holloway

The Royal Holloway Prison was acquired by Peabody in 2019 when the plan to work again with Lodond Square was announced along with plans to work with architect Allford Hall Monaghan Morris.

The sale of HMP Holloway is part of the Ministry of Justice’s Prison Estate Transformation Programme. This aims to modernise prisons across the country using the sale of out of date assets. The deal was secured with the help of a loan from the Mayor of London's Land Fund.

 

Timeline

When the prison was acquired it was envisaged that building work would begin by 2022 with the first affordable homes ready in 2026 with Peabody Chief executive, Brendan Sarsfield, saying: "We are committed to working with LB Islington and the GLA to deliver an exceptional new housing scheme on this historic site. As well as providing new homes we will also ensure social infrastructure and placemaking are at the heart of our proposals.
