Birmingham will release land to government housing agency Homes England to create a massive development - and Lendlease will develop the Bull Ring and other parts of Smithfield.

A 6.02 acre (2.44 hectare) site at Montague Street in Digbeth, is set to be transformed into a brand new neighbourhood, with the potential for around 1,000 new homes and up to 25,000 square metres of employment space.

The development – which will be close to HS2 Curzon Street Station and the Birmingham Eastside Metro Extension – is seen as a positive means to encourage economic growth in the area. Housing will be crucial.

“This is a huge boost and the development will deliver much needed homes and jobs for the people of Birmingham. In addition to providing hundreds of new homes, the deal with Homes England will create around 25,000 square metres of employment space.”

Leader, Birmingham City Council

Affordable housing

Stephen Kinsella, Chief Land and Development Officer at Homes England, said: “Montague Street is the fourth and final parcel of land we’ve acquired in the area, creating one of the largest development sites in the city centre.

“Our acquisition of this site allows us to provide a significant number of additional homes in Digbeth, including affordable housing.”

The economic benefit across the Curzon Masterplan area, which includes the Montague Street site, is estimated to be 36,000 jobs and 600,000 square metres of commercial floorspace, with more than 4,000 homes and £1.7 billion private sector investment.

Birmingham Smithfield

In early January, Birmingham City Council announced Lendlease as its development partner to deliver the of the 17-hectare, £1.5 billion redevelopment project of the Birmingham Smithfield site.

Lendlease will form a contractual joint venture with the city council and lead the creation of an urban quarter that includes a new home for the city’s historic Bull Ring retail markets, a family destination including a leisure and cultural offer, a new public square, integrated public transport and more than 2,000 homes with a public park and community facilities.

The development of Birmingham Smithfield is part of the city’s Big City Plan, launched in 2010, which sets out a 25-year vision to grow the city centre by more than 25 per cent.

“Smithfield is the birthplace of Birmingham, known for its markets which have always been at the heart of the city. Much like Birmingham itself, the area is brimming with creativity and opportunity. Our plans for the redevelopment will respect this heritage and bring more jobs, homes and environmental benefits to the area and the people of Birmingham.”
