Latimer, the development arm of Clarion Housing Group, has signed a main works contract for over £112 million with Winvic Construction to deliver a major mixed-tenure housing development in Digbeth, Birmingham.
The appointment of Winvic moves the scheme from planning into delivery, which will see 481 new homes constructed on a 1.3-acre site in the heart of Digbeth, alongside new commercial space and public realm improvements. Construction is scheduled to start on site in October 2026, subject to final pre-start conditions.
Regeneration
The development will provide a strong affordable housing offer, with 141 homes for social rent and 147 for shared ownership, alongside 193 homes for private sale. In addition, the scheme will deliver 9,803sq.ft of commercial space, supporting local activity and contributing to the area’s ongoing regeneration.
The Digbeth scheme forms part of Latimer’s wider commitment to delivering high-quality, sustainable homes in well-connected urban locations, while maximising the delivery of affordable housing to meet local need.
Demolition on the horizon
Latimer has also signed a contract with PJ Careys for the demolition of the current building, which is due to start in March 2026.
Richard Cook, the chief development officer at Clarion Housing Group, said: “Signing the contract with Winvic is a major step forward for this scheme and allows us to move confidently towards delivery. Digbeth is an area with a strong identity and huge potential. This development will bring forward hundreds of much-needed new homes, with affordability at its core.
“With 60% of homes delivered as affordable, including a substantial proportion for social rent, this scheme reflects Latimer’s long-term commitment to inclusive growth and creating places that work for a broad range of people. We are looking forward to working closely with Winvic to deliver a development that contributes positively to Digbeth’s continued regeneration.”
